Yes. You may acquire property in the TRNC with Council of Ministers approval. There is a per-person limit of one residence plus a capped land area; D4 units fall within that limit. The permit application starts alongside the contract; throughout the process your property is protected by contract registration.
For Turkish citizens: TL or foreign currency via the TRNC branch of a Turkish bank. From Europe/UK: GBP/EUR via a bank with correspondent relationships. Transfers require source-of-funds documentation under AML rules — your lawyer prepares this in advance. The payment plan is set out in the contract.
Yes. From day one your name is recorded at the Land Registry through contract registration. The title passes to your name once Council of Ministers approval completes [duration being confirmed with your lawyer]. Throughout, the property is yours to use, rent out, and pass on. Contract registration is a registered legal step that protects your right to the property; your independent lawyer confirms its scope.
Standard protections in the D4 contract: daily liquidated damages for delivery delay; your independent lawyer's right of representation; contract registration at the Land Registry within 21 days; and the Pre-74 / TMD full-ownership category. Your lawyer can verify all of this independently.
